Guide to Mobile Home Inspections
Important Notes
- New mobile homes use set-up manual.
- Used mobile homes use set-up manual if available, if not available use NC Manufactured Home Code Book Revised & Effective September 1, 2019.
- For on & off frame modular use set-up manual.
- Set-Up letter must be in the office before an underside inspection can be scheduled.
- Homes not previously lived in must meet the May 21, 2009 memorandum including the changes to the 3285 Manufactured Home Installation Standards.
Footing
(required on ALL poured in place footings and ALL brick foundation/skirting footings)
- Inspector will need to see footing before concrete is poured.
Underside
(Under house all connections)
- Inspector does not have to go inside house
- Tie downs
- Blocking
- Water Connections
- Sewer Connections
- HVAC & dryer vents connections
- Test on Sewer lines
- Belly liner (good condition & sealed)
- Electrical service conductors
- Marriage wall inspection (end, floor, ceiling, & roof. Provide ladder for access into home & into attic.)
- Test on waterlines, (ALL field installed) New Homes.
- Exterior, Gable Walls.
- Access into home & attic if required.
- No more than 2” grass under house
- No standing water under house & make sure all pockets are filled & reasonably smooth
- MUST HAVE SET-UP LETTER TURNED IN PRIOR TO THE UNDERSIDE INSPECTION
- Skirting can only be installed after the UNDERSIDE inspections has been inspected and passed
Final
- Water & Sewer connections if not approved on Underside (sewer needs to be tied in at tank)
- Inspector has to go inside house for inspection of the electrical panel box.
- House numbers
- Skirting
- All steps, handrails, & guards rails complete
- Grading
- ½” per foot for a minimum of first 10’
- If door swings outside, 3x3 landing before steps
Please Note:
Your power and water will NOT be turned on until all inspections have passed, and a Certificate of Occupancy has been issued.
